First, we’ll discuss your goals and get you connected with a trusted lender (if you need financing). Then, I’ll help you search for homes, schedule showings, and craft a strong offer when you find the right one. Once under contract, we'll work through inspections, negotiations, and closing.
A Due Diligence Deposit is a non-refundable fee paid directly to the seller once your offer is accepted. It compensates the seller for taking their home off the market while you complete inspections, appraisals, and finalize financing.
An Earnest Money Deposit is an additional good-faith deposit held in escrow that shows your commitment to the purchase. If you close, it is applied to your total costs. If you back out under a valid contract reason, you may get it back.

As a buyer, you’ll sign a Buyer Agency Agreement, which outlines the professional relationship and the commission that will be paid to your buyer’s agent. In many cases, the seller still offers a commission to the buyer’s agent; however, if the seller does not, the buyer would be responsible for covering the agreed-upon commission. This ensures that your agent is fairly compensated for representing your best interests throughout the transaction. We’ll discuss this in detail upfront so there are no surprises, and I’ll always help you structure the best possible terms to meet your goals.
